Epoxy flooring in Dubai
Epoxy is a resin applied as a liquid onto concrete that cures into a hard, seamless surface. It is chosen where a floor has to resist wear, chemicals and constant cleaning, and increasingly for its clean look.

How an epoxy floor works
Epoxy flooring is made by mixing a resin with a hardener. The mix is applied to a prepared concrete floor, where it bonds to the surface and cures by a chemical reaction rather than by drying. The result is a continuous layer with no joints for dirt or liquid to sit in, resistant to oil, many chemicals and abrasion. Systems range from a thin sealing coat to a thick self-levelling layer several coats deep. Because epoxy is a coating, the floor beneath it matters as much as the product: it has to be sound, clean, dry and opened up so the resin can grip. In Dubai, epoxy is most often used in villa garages, warehouses and workshops, commercial kitchens, showrooms and car parks, and in some modern interiors that want a seamless, industrial look.
Epoxy systems, in general terms
Roller coat
Thin coats rolled onto the concrete. Dust-proofs and seals the surface; suits stores and light-use areas.
Self-levelling
A thicker, poured layer that flows to a smooth, glossy finish. Used in showrooms, clean areas and interiors.
Flake or chip
Coloured flakes broadcast into the wet resin and sealed. Hides marks and adds texture; common in garages.
Metallic
Pigments that swirl as the resin is worked, giving a marbled, decorative finish for retail or homes.
Anti-slip
Fine aggregate added to the surface for grip in wet or greasy areas such as kitchens and ramps.
Topcoats
Many epoxies yellow under UV light, so areas exposed to sun usually get a UV-stable topcoat such as polyurethane.
Preparation decides whether it lasts
Most epoxy failures, such as peeling, bubbling or lifting under car tyres, trace back to the surface beneath. These steps come before any resin is mixed.
- Moisture checkMoisture rising through a slab pushes the coating off. Ground-bearing slabs are tested, and a moisture-tolerant primer is used where needed.
- Mechanical preparationThe surface is ground or shot-blasted to remove laitance, old paint and contamination and to open the pores. Acid washing alone is not enough for a durable bond.
- RepairsCracks, holes and joints are filled and levelled so they do not show through.
- PrimingA primer soaks into the concrete and gives the following coats something to bond to.
- Temperature and curingResin cures faster in heat, so in Dubai work is planned around temperature, and the floor is kept free of traffic until it has cured.
Epoxy against other floors
Epoxy or tile
Epoxy has no grout lines and is easier to keep hygienic. Tile is easier to repair piece by piece and stays cooler-looking in homes.
Epoxy or microcement
Both are seamless. Microcement has a softer, mineral look and can go on walls; epoxy is tougher against chemicals and heavy wear.
Epoxy or vinyl
Commercial vinyl is softer and quieter underfoot; epoxy handles oil, vehicles and chemicals better.
How we deliver an epoxy floor
Project Study
A free site visit to inspect the concrete, check moisture, and understand what the floor must withstand, from cars to cleaning chemicals.
Plan
We agree the system, colour, finish and slip resistance, plan the work around curing, and apply for any approvals required.
Visualization
For interiors and showrooms, you see the colour and finish in 3D in the space before work starts.
Execution
Our in-house team prepares the surface, applies the system coat by coat, and protects it while it cures, with one project manager as your contact.
What changes the cost

- System and thicknessFrom a roller coat to a multi-layer self-levelling floor.
- Condition of the concreteGrinding, crack repair and moisture treatment.
- Decorative finishFlakes, metallic pigments or anti-slip texture.
- UV-stable topcoatNeeded where sun reaches the floor.
