Fitting out a home in an occupied community
Fit-out in DAMAC Hills usually happens in a home that is already finished and often already lived in, on a street where neighbours are at home during the day. That changes the job compared with a shell handover. The existing finishes have to be protected or removed with care, deliveries have to suit a residential street, and the work has to stay inside the hours the community allows. Our team works 8:00 to 17:00, Monday to Saturday. Before starting, we check which approvals the scope needs from the community's master developer or management and apply for them ourselves.
Trades we coordinate on a fit-out
Gypsum and ceilings
Dropped ceilings, bulkheads and cove details, as in Project Alpha.
Electrical and lighting
New circuits, concealed LED strips, spotlights and pendant points.
Flooring
Removal of old finishes and new floors laid to level, or carpet as in Project Bold.
Walls
Wallpaper, paint, cladding and panelled feature walls.
Joinery
Wardrobes, TV walls and storage made in our workshop and installed on site.
Low-voltage systems
CCTV, as in the 360-degree camera installation at Project Alpha.
The order of work
Fit-out trades depend on each other. The sequence we follow:
- Protection and strip-outCovering what stays and removing what is being replaced.
- First fixCables, ducts and any plumbing inside walls and ceilings.
- Ceilings and wallsGypsum, then plastering and preparation.
- FloorsLaid once the dusty work above is done.
- Joinery and second fixWardrobes and units installed, lights, sockets and fittings connected.
- Finishes and snaggingPaint, wallpaper, cleaning and a walk-round with you.

Project Study
A free visit to survey the rooms, existing services and the route for materials.
Plan
Scope, finishes, sequence and approvals, which we apply for.
Visualization
The finished rooms in 3D, so the trades build to an agreed picture.
Execution
In-house trades in sequence, managed by one project manager.
Duration depends on the scope. A programme is given after the site visit.
