Swimming pool waterproofing in Dubai, explained
A pool holds a large weight of water against the ground and the house, every day. Waterproofing is what keeps it there. This guide explains how it works, where pools usually leak and what to check before tiling.

Why a concrete pool still needs waterproofing
Many owners assume that a thick concrete shell is watertight on its own. Good concrete resists water well, but it is not a complete barrier. Fine shrinkage cracks, construction joints between pours and every pipe, light and fitting that passes through the shell are all possible paths for water. Over time, a slow leak washes out the ground under the pool and the deck, raises water bills, damages nearby walls and finishes, and can reach the villa's foundations. Waterproofing closes those paths. It is a hidden layer under the tiles, so it is easy to overlook and expensive to fix later, which is why it deserves attention before the first tile is laid. It is part of the same scope as our swimming pool construction.
The layers of a watertight pool
A sound structural shell
Reinforced concrete, designed for the soil and the water load, cast and cured properly. Waterproofing cannot make up for a weak or badly cured shell.
Joint and crack treatment
Construction joints and any cracks are treated before the membrane, often with water stops or reinforcing tapes.
A continuous membrane
A waterproof layer applied over the whole inside of the shell, including the walls, floor, steps, benches and the area under the coping.
Sealed penetrations
Collars and seals around every pipe, skimmer, inlet, drain and light niche, bonded into the membrane rather than added after it.
Compatible tile adhesive and grout
The tile adhesive and grout must be suited to permanent immersion and to the membrane underneath, or the finish can fail even if the membrane holds.
Overflow channels and balance tanks
Overflow and infinity pools add a perimeter channel and a balance tank that hold water too. They need the same membrane and the same care at every joint, or the pool will leak where it is hardest to see.
Membrane systems, in general terms
Several families of products are used for pools. The choice depends on the shell, the finish and whether the pool is new or being renovated.
- Cementitious coatingsApplied by brush or trowel in several coats, often with a reinforcing mesh at corners. Widely used under tiles.
- Flexible liquid membranesPolymer-modified or polyurethane-based coatings that stay flexible and bridge fine cracks as the shell moves.
- Crystalline treatmentsProducts that react with the concrete to block its pores. Sometimes used together with a surface membrane.
- Sheet membranes and linersUsed in some pool types and in certain repairs, where a continuous sheet is preferred.
The water test before tiling
Fill it, measure it, then tile
Once the membrane has cured, the pool is filled and the water level is marked and monitored for a test period, with the pipes and equipment isolated. If the level holds, beyond normal evaporation, the shell and membrane are accepted and tiling can begin. If it drops, the leak is found and fixed while the surface is still easy to reach.
Skipping this step to save time is one of the most common causes of leaks that appear only after a pool is finished. That is why a water test belongs in every pool waterproofing programme, before the finish goes on.

Signs that a pool may be leaking
Water level drops faster than usual
Some loss to evaporation is normal, especially in summer. A steady drop beyond that, or a need to top up very often, deserves a check.
Damp patches nearby
Wet ground, sinking paving or damp walls near the pool or the plant room can point to a leak in the shell or the pipes.
Cracked or loose tiles
Hollow-sounding, cracked or lifting tiles can mean water is behind them.
Air or dirt from the returns
Air bubbles or dirt blowing back into the pool can indicate a problem in the suction pipework.
Waterproofing an existing pool
When an older pool leaks, the first job is to find out where. The cause may be the shell, a fitting or the pipework rather than the membrane. If the shell itself needs new waterproofing, the pool is drained, the old tiles and adhesive are usually removed, the surface is repaired and prepared, and a new membrane and finish are applied, followed by a water test. Because the pool is empty anyway, this is the natural moment to add lights, change the tiles or reshape the steps, so it is often combined with a full pool renovation. Whether approval is needed depends on the community and the scope; we confirm this after the site visit and apply for it ourselves.
