Pool repair and leak detection in Dubai

A pool that keeps losing water or shedding tiles has a cause. We find it first, then repair what is actually wrong, rather than guessing from the surface.

WHY VILLA

Why villa pools in Dubai need repair

A pool in Dubai works hard. The water is warm most of the year, the sun is on the deck all day, the ground around the shell moves with heat and irrigation, and the pump runs long hours. Over time the level drops faster than it should, tiles lift at the waterline, a crack appears in a step, or the pump sounds different. Some faults are cosmetic. Others lose water under the deck, unseen until the paving sinks. OutMazed repairs existing pools as well as building and renovating them. For a pool that has simply reached the end of its finish, see swimming pool renovation.

COMMON POOL

Common pool faults we are asked to fix

01

Water loss

Every pool loses water to evaporation, more so in summer. A level that keeps dropping after topping up, or faster when the pump runs, points to a leak.

02

Cracks and shell movement

Hairline cracks in the finish are often surface only. Cracks through steps, corners or the floor, or ones that reopen after patching, suggest the shell has moved.

03

Tile and grout failure

Lifted tiles, hollow patches and washed-out grout, most often along the waterline, let water behind the finish.

04

Skimmers, fittings and light niches

The joints between the shell and the skimmer box, main drain, inlets and light niches are where pools most often leak, because fitting and concrete move differently.

05

Pipework under the deck

Suction and return lines run under the paving to the equipment. A cracked pipe or opened joint loses water out of sight.

06

Pump, filter and chiller

A pump that will not prime, a filter that clogs quickly or a chiller that no longer cools the water are looked at on the same visit, and the repair is arranged or carried out as the fault requires.

HOW A

How a pool leak is found

Finding the leak is most of the job, so the cause is confirmed before anything is opened up.

  • Bucket comparisonA bucket of pool water sits on a step with its surface level with the pool. If the pool drops noticeably more than the bucket over the same period, the difference is a leak, not evaporation. Repeating it with the pump off shows whether the fault is in the pipework or the shell.
  • Dye testingWith the water still, a little coloured dye is released beside a suspect spot. If it is drawn into a crack or joint, that is where the water goes.
  • Pressure testing the linesEach pipe run is sealed and put under pressure. A line that holds is sound; one that loses pressure has a fault, which narrows the search before paving is lifted.
REPAIR OR

Repair or renovation

When each one makes sense

A repair deals with a fault and leaves the rest alone: a sealed crack, a replaced skimmer, a rebuilt run of pipe, new tiles at the waterline, a new pump. It is the right answer when the shell is sound and the problem is local, which covers most leaks.

A renovation is better when faults are spread across the pool: tiles failing all round the waterline, a finish patched several times, cracks in several places. Then it makes more sense to strip the interior, waterproof the shell again and re-tile it as one job, with the shell sealed and tested before any tile goes back on. Both options are set out after the site visit.

HOW OUTMAZED

How OutMazed approaches a pool repair

01

Project Study

A free site visit. We look at the pool, deck and equipment, listen to what you have noticed, and start the water-loss checks.

02

Plan

The cause is confirmed with dye and pressure tests where needed, and we set out what must be repaired and what can wait. Where the work touches the structure, we apply for whatever approvals your community and scope require.

03

Visualization

A plain repair needs no visual. Where it grows into new tiling, coping or lighting, the result is shown in 3D.

04

Execution

Our in-house team does the repair, tests it and refills the pool, with a dedicated project manager as your single point of contact.

A programme is given after the site visit; the time depends on what is found.

WHAT CHANGES

What changes the cost of a pool repair

We price after the site visit and the tests.

  • Where the leak isA fitting or waterline tile is quick to reach; a pipe under the deck means lifting paving.
  • Whether the pool has to be drainedSome repairs can be done with the pool full; others need it emptied and refilled.
  • Condition of the shellMovement cracks need structural repair before any finish goes back on.
  • Extent of waterproofing and re-tilingA patch at the waterline, a full band, or the whole interior.
  • Equipment repaired or replacedArranged or carried out as the fault requires.
FAQ

Questions and answers

How do I know if my pool is leaking or just evaporating?

Evaporation is steady and rises with heat and wind. A leak keeps going after topping up, changes when the pump runs, or shows as wet patches or sinking paving.

Can you find a leak without draining the pool?

Often, yes. Bucket, dye and pressure tests are general leak-finding methods that work with the pool full. Draining is usually needed only for the repair itself, and not for every repair.

My pool loses water only when the pump runs. What does that mean?

That points to the return lines from the equipment. Loss only with the pump off points to the suction side or the shell. Loss in both cases usually means the shell.

Can a cracked pool be repaired or does it need rebuilding?

Surface cracks can be repaired. Structural cracks often can be too, once the cause of the movement is understood. Rebuilding is rare.

Do you replace pool tiles and re-grout?

Yes. We replace lifted tiles and re-grout failed joints, or strip, waterproof and re-tile the whole interior where the finish has failed widely.

Do you repair pumps, filters and pool chillers?

Yes. Equipment is looked at on the same visit, and repair or replacement is arranged or carried out as the fault requires.

Do I need approval for a pool repair?

That depends on your community and on the scope of the work; finishes, fittings and equipment are a different matter from work that touches the structure. Where approvals apply, OutMazed applies for them itself.
