What drives the cost of a swimming pool in Dubai
Two villa pools of the same size can end up at very different prices. This guide explains the factors behind that, so you can compare quotes properly and decide where to spend.

Why there is no reliable price per pool
Owners often ask for a pool price before anyone has seen the garden. It is a fair question, but the answer depends on more than size. A pool is a structure built into the ground, with plumbing, electrics, waterproofing and finishes, set inside a garden that has to be reached, dug and put back together. Every one of those parts can be simple or complex. That is why we do not publish prices: a figure without the site would mislead more than it helps. What we can explain is what moves the cost, so that when you compare offers you can see whether they include the same things. The factors below apply to a new pool; if you are upgrading an existing one, our pool renovation page covers what changes in that case. Every quote we give follows a free site visit, and the design is produced in 3D before work starts.
The factors that move the cost most
Pool type
A skimmer pool is the simplest system. An overflow pool needs a perimeter channel and a balance tank, and an infinity pool needs a vanishing edge, a catch basin and very precise levels. Each step adds structure and plumbing.
Size and depth
Volume drives excavation, concrete, finishes and the size of the equipment. Depth adds more than length, because deeper digs need more shoring and structure.
Construction method
Concrete pools can take any shape. A fibreglass pool comes as a shell of a set shape and size, which changes the cost of the structure and the work on site.
Shape and features
Straight lines are the most economical. Curves, steps, benches, a wet deck, a glass corner or a water feature each add formwork, detailing and finishing.
Site access
If an excavator can reach the garden, digging is quicker. Where it cannot, such as behind a townhouse with no side access, more work is done by hand and soil is carried out, which costs more.
Ground and existing services
Ground conditions, groundwater, nearby walls and buried pipes or cables can all change the excavation and the structure.
Finishes and equipment
Where the choices are yours
Once the structure is fixed, much of the remaining cost is in what you see and what runs the pool. Glass mosaic, porcelain, natural stone or plaster finishes inside the pool differ widely, and so does the coping around the edge. Waterproofing is not a place to save: it protects the structure and the house, and repairs later cost far more than doing it properly at the start.
Equipment covers the pump, filter, pipework, lights and controls. Heating or cooling the water, automatic dosing, variable-speed pumps, colour lighting and control from a phone each add cost and can also lower running costs or effort later. In Project Miracle in The Villa, the work around a 9 x 4 skimmer pool with a glass corner also included relocating the water pump, which is the kind of item a quote should list.

Costs that are easy to forget
- The deck and surroundingsPaving or decking around the pool, steps, edges and drains are often priced separately from the pool itself.
- Shade and outdoor livingA pergola, gazebo or sunken seating area turns a pool into a place to spend time, and it is usually part of the same project.
- SafetyDubai Municipality's guidelines for private pools set requirements for the enclosure, including self-closing, self-latching gates, so a fence or gate belongs in the budget.
- Landscaping repairsExcavation disturbs the garden. Reinstating lawn, planting and irrigation should be in the scope, not left for later.
- ApprovalsCommunity approvals and Dubai Municipality registration are part of building a pool. We apply for them ourselves and include them in the project.
- Lighting and electricsUnderwater and garden lighting, a protected power supply and cabling to the equipment room.

How to compare pool quotes
Check the scope line by line
Excavation, structure, waterproofing, finishes, coping, equipment, lighting, deck, fencing, landscaping repairs and approvals. A lower price often means something is missing.
Ask what the equipment is
Pumps and filters differ in size and quality. The quote should say what is included, not just 'filtration system'.
See the design first
A 3D design shows the pool, the deck and the garden together, so you can see what you are paying for and change it before work starts.
One contractor for pool and garden
When the same team builds the pool, the deck and the landscaping, levels and services line up, and there is one project manager to answer for all of it.
