Renovating what is already there
A renovation never starts from a blank page. There are existing walls, old pipes and cables, floors laid years ago and decisions made by a previous owner. Some of it can stay, some has to go, and some only shows itself once the work opens it up. That is where split responsibility hurts most: the designer drew one thing, the contractor found another, and the owner is left to decide who pays. In a turnkey renovation, the team that surveys and redesigns your home is the same team that strips it out, rebuilds it and hands it back. When something unexpected turns up, there is one company to solve it and one project manager to explain it to you.
What a turnkey renovation includes
Survey and design
We measure what is there, agree what has to change and show the result in 3D before any work starts.
Approvals
We apply for the approvals the building or community requires. Which ones apply depends on the property and the scope.
Strip-out and civil works
Removing old finishes, opening or closing walls, and structural or masonry work where the design needs it.
Services
Electrical, plumbing and air-conditioning changes that follow the new layout, done before ceilings and walls are closed.
Joinery and finishes
Kitchens, wardrobes, ceilings, flooring, tiling and paint, with joinery made in our own workshop and delivered to site.
Outdoor works
Pools, landscaping, pergolas and parking shades can be part of the same renovation.
What stays your decision
Turnkey takes the coordination off your hands, not the choices.

What turnkey does not mean
Turnkey describes who is responsible, not a fixed price. In a renovation, conditions behind walls and under floors are not fully known until the work opens them up, and owners often refine their ideas once a room takes shape. The price is set after the site visit for the agreed scope. Anything found or changed later is explained and agreed with you before it is done, so there are no surprises at the end.
Handover
Finished and ready to live in
At the end of the works your project manager walks through the home with you. Anything that needs correcting is listed and closed before the keys come back to you.
Because one team built everything, there is no question about which contractor should return to fix a door, a light or a joint. You hand over a property to be renovated and receive a home ready to furnish and move into. The same route applies to villa, apartment and commercial renovations, each with its own brief and approvals.

The scope is written down and we apply for the approvals. A programme is given after the site visit.
