WHY GARAGE

Why garage doors fail in Dubai

A villa garage door lifts its own weight on every cycle, in heat that softens rubber and stresses the finish, with wind-blown sand settling in the tracks and scouring the lowest panels. We repair sectional overhead, roller, up-and-over and side-hinged swing doors of any make, manual or motorised: doors that grind, close crookedly, stop part way, or whose motor runs while nothing happens. Most of it is repairable if looked at early. This page covers doors you already have; a new door is on our garage door installation page.

COMMON FAULTS

Common faults we repair

01

Springs and cables

The springs, not the motor, carry the door. When they weaken the door feels heavy and drops when released by hand; a snapped spring or frayed cable leaves it stuck or hanging crooked.

02

Rollers and tracks

Sand grinds the rollers until they seize, and a track knocked out of line makes the door bind on one side.

03

Panels and slats

Sectional panels dent, bow in the heat or crack at the hinges; roller slats bend if forced. One panel can often be replaced alone if a matching profile exists.

04

Motors, remotes and sensors

An opener that hums but does not lift, runs one way or stops short: worn gears, a slipped belt or chain, drifted limits or a flat back-up battery. A door that reverses before the floor usually has a dusty or misaligned photocell.

05

Seals, rust and sagging

Bottom rubbers split in the sun and side brushes wear until daylight shows under the door; steel rusts along the bottom edge, and a sagging door points to loose hinges or weak springs.

WHAT A

What a repair visit covers

Garage door faults come in chains, so we look at the whole door.

  • AssessmentWe operate the door, check its balance with the motor disconnected, and inspect every moving part, seal and the opener.
  • Repair and rebalanceWorn parts are replaced, the door is rebalanced and realigned, and the opener's force and limit settings are reset.
  • Safety test and servicePhotocells, auto-reverse and the manual release are tested, tracks are cleaned of sand and moving parts are lubricated.
REPAIR OR

Repair or replace

When a new door makes more sense

Most faults are worth repairing: a spring, a set of rollers, a photocell, a seal or a single dented panel brings the door back to full working order and keeps the facade as it is, which matters where the community controls the front elevation.

Replacement makes sense when several parts are failing together, when the panels have rusted through, when no matching panel is available, when an old manual door cannot safely be motorised, or when the garage is now a gym or store and a single-skin door is why it will not stay cool. Then we show the options on our garage door installation page, draw the new door on your elevation in 3D and apply for any approvals the community requires. Either way the door should match the entrance door and window frames and sit well with any parking shade.

SERVICING HABITS

Servicing habits for heat and sand

  • After every dust stormBrush the tracks and the bottom seal; grit in the track is what wears the rollers.
  • Before summerTest the photocell with a hand through the beam, try the manual release and check the back-up battery.
  • Each autumnReplace hardened seals, wash the lower panels and touch up chips before humidity reaches bare steel.
SPRINGS ARE

Springs are not a DIY job

A garage door spring stores enough energy to lift the whole door, and one that lets go while being adjusted can cause serious injury; the same applies to the cables and drums it loads. Cleaning tracks, changing a remote battery and testing the photocell are safe for an owner; springs, cables and the opener's wiring are for a technician.

HOW A

How a repair runs

01

Project Study

A free site visit to operate the door, check its balance and inspect every moving part.

02

Plan

The repair is agreed and parts matched to the door; if replacement is the better route we set out the options instead.

03

Visualization

Only when the door is changing; the new door is then shown in 3D on your elevation.

04

Execution

Our technician carries out the repair, then rebalances and tests the door.

For most repairs the work is simply the visit, the assessment and the repair, with one project manager as your contact.

WHAT CHANGES

What changes the cost

The door type and size, which parts have failed and whether a matching panel is still available, whether springs and cables are replaced as a set, the condition of the opener, how much track and hinge work is needed, and whether seals, rust treatment or refinishing are added. We quote after the site visit.

FAQ

Questions and answers

My garage door opens a little and stops. What is wrong?

Most often a spring has broken or weakened, so the opener meets more weight than it is set for and gives up; it can also be a roller stuck in a dirty track.

Why does the door reverse before it reaches the floor?

Usually the photocell beam is dusty, out of line or blocked, or the bottom edge is meeting something in the track. It needs realigning, not switching off.

Can one dented panel be replaced?

Often, if a panel in the same profile and finish is available; on a discontinued door it may not be.

The motor runs but the door does not move. Is the opener broken?

Not always. A disconnected manual release, a stripped gear, a slipped belt or a snapped cable will all leave the motor running on its own.

Can my old manual door be motorised instead of replaced?

Sometimes, if the door runs freely and is balanced on its springs. A bent, heavy or worn door is better replaced with a door and opener matched to each other.

Do I need community approval for a repair?

A like-for-like repair does not normally change the facade. If the door is replaced or its colour, material or size changes, many communities require approval, which we apply for ourselves.
